Grade-A Campuses: The Quiet Compounding Asset

Institutional capital has re-priced technology campuses and logistics. Private wealth is still catching up.

Technology campuses were once the least glamorous corner of Indian real estate. They are now the most institutionally owned.

Cap rates in Whitefield, OMR and HITEC City have compressed by more than 150 basis points in three years, driven by sovereign and pension capital that values the predictability of nine-year leases to global captives.

For private acquirers, the opportunity lies in the mid-sized assets — single buildings and small campuses — that fall below institutional ticket sizes but above what most family offices have historically considered. These are increasingly offered through Verified Property Partners rather than brokers, precisely because the counterparties on both sides require discretion.

The desk's view: campuses will not deliver the headlines of trophy residential, but they will deliver the yield.
