Why Trophy Residential Is Decoupling From the Index
In the top five micro-markets, the best twenty addresses now trade on scarcity, not square footage.
For most of the last decade, India's luxury residential pricing moved broadly in step with the wider market. That relationship has quietly broken.
Across Worli, Lutyens' Delhi, Koramangala and Alipore, the twenty most desirable addresses have re-rated by 30 to 45 percent since 2022 while the surrounding micro-markets have moved by low double digits. The reason is not demand — it is supply. Nothing new can be built on these plots, and the families who hold them rarely sell.
For acquirers, this changes the arithmetic. The relevant benchmark is no longer price per square foot but the replacement cost of the address itself, which is effectively infinite. For those representing owners, patience is now the most valuable service a partner can offer.
The Vinci Property Desk expects this divergence to widen. Our counsel to members: in trophy residential, buy the street before the house.
